With a name like Diamante Development Corporation, it’s no wonder the Florian Condos are rather luxurious. Known for building lavish residential buildings in affluent areas, Diamante made no exception when creating the condos at 88 Davenport Road.
Constructed in 2012, this high-rise condominium is home to 98 Yorkville condos spread out over 25 storeys. That may seem like an odd ratio — with such few homes compared to the amount of floors — however it will all start to make sense once we get into details about square footage.
Grand pillars supporting the spacious portico front entryway set the stage, as visitors and residents alike are reminded of the classy homes that lie within. Even passersby are aware of the building’s extravagance, thanks to the majestic, dark purple brick decorating the sleek glass façade. The base of the Florian Condos comprises the first four storeys, with a tower jutting up from this podium.
For those who still aren’t convinced about the posh lifestyles lead by residents, a word about the amenities should do the trick. Homeowners at 88 Davenport Road have access to a large Indoor swimming pool, party room, and common rooftop areas, as well as a gym, meeting room, guest suites, visitor parking, a concierge, and a games room.
Valet parking is available, although the environmentally conscious attitude may lead to guilty feelings for residents who choose to drive. Energy-saving water and heating systems are installed at 88 Davenport, and naturally the building also meets LEED standards.
Those with furry friends are in luck, thanks to the building’s pet friendliness. However, prospective buyers hoping to open a home petting zoo should be warned: the building's policy reads that the limit is two pets per unit.
But the crème de la crème would have to be the wine cellar and tasting room, ideal for residents with dreams of retiring and becoming a sommelier. It’s also perfect for people who simply love their wine. By joining the building’s wine club, residents are provided access to these facilities. Privileges for members include a cool place store their own private collection, as well as the ability to rent out the tasting room for private events.
The Suites
While cozier homes start at around 750 square feet, others reach to around 10 times this size. That’s right, the largest units at the Florian Condos span a staggering 7,550 square feet. In fact, the penthouses at 88 Davenport Road have a reputation for being amongst the most expensive condos in the city. Thankfully, “regularly sized” Yorkville condos for sale are available for those who don’t want to be bankrupted by their next purchase.
Thanks to interior designs by Brian Gluckstein, all of the homes in the building boast high end finishes: think marble, granite, and polished hardwood. Bathrooms are outfitted with deep soaker tubs, while huge balconies grace many units at 88 Davenport. High ceilings create a sense of spaciousness, reaching to 9 or 10 feet tall, depending on the home.
Many two and three bedroom units can be found in the building, many of which have two balconies each, as well as dens or libraries. And while it may not be the norm, it’s worth mentioning that one penthouse unit comes with four parking spaces all to itself, as well as some truly priceless vistas of the city below.
The Neighbourhood
Located where Davenport Road meets Bay Street, this downtown Toronto location is hard to beat. The Florian sits along the border of Yorkville, while residents might also opt to explore the greenery of the Rosedale Valley to the east.
While Yorkville is about as ritzy as it gets in Toronto, residents looking for more low-key ways to spend their spare time are also in luck. A Cineplex Cinemas is located just a few blocks south on Bloor Street, and the Royal Ontario Museum is also a short walk away.
Groceries can be gathered from a number of spots, including The Market by Longo’s on Bloor or Whole Foods on Avenue Road. Regardless of which store one chooses, residents of the Florian Condos are lucky enough to be able to run their errands on foot.
Transportation
The condos are conveniently located between three subway stations: Rosedale Station on the Yonge line, Bay Station on the Bloor-Danforth line, and Bloor-Yonge Station at the intersection of both of these lines.
Drivers can head east on Bloor until they reach the Don Valley Parkway, from which a trip up to the 401 or down to the lake are both just a short ride away.
