    The Neighbourhood

King West is a prized location in Toronto and one of the best for urban living. With a condo at 87 Peter you are within walking distance of Toronto’s most famous attractions — CN Tower, Ripley’s Aquarium of Canada, Rogers Centre — not to mention some of the trendiest restaurants and nightlife.

Dining out is a breeze in this neighbourhood with fantastic choices like Le Sélect Bistro, Jacobs & Co Steakhouse, Pizzeria Libretto, the Keg, or Montecito for vegetarian options. For coffee, there is nearby Starbucks, Tim Hortons, Quantum Coffee, The Coffee Lab and so many more — there really are too many options for caffeinated beverages to name them all.

You’ll likely find a new favorite watering hole with so many cozy pubs nearby; there are also lively options like SPIN Toronto, The Addisons Residence, and Chill Ice Lounge. For Beer fans — WVRST and Bar Hop Brewco are can’t miss locations. And if that is not enough to satisfy you, it's just a short walk to Liberty Village for trendy bars, or a short stroll to the Entertainment District will have you immersed Toronto's nightlife.

87 Peter has a lot of offer for sheer convenience as well; for groceries there is an Independent Market 2 minutes north on Peter, and a Fresh and Wild Food Market on Spadina. Plus, a host of stores within walking distance like LCBO, HomeSense and Dollarama. If you’re in need of a little green space, then you have some excellent parks to choose from; Clarence Square Park, Simcoe Park, and David Pecaut Square are all less than 5 minutes from your front door.

    Transportation

King West is a very pedestrian-friendly area — residents of 87 Peter can easily accomplish their errands without a vehicle of public transit.

The Noir Residences by Menkes is ideal for its location. Being in the city's heart and close to transit, entertainment, and the financial district attracts younger working professionals to the condo. Some of the things I like about the building: - The views on higher floors are stunning, especially south-facing units - The building features a variety of amenities that include a gym, sauna, spa, steam room, games room, theatre room, and party room - Units have floor-to-ceiling windows all around and integrated appliances in the kitchen - Relatively low maintenance fees by King West standards - The majority of units are well laid out (Although some have long hallways and wasted space) - The PM is onsite, making it convenient for any maintenance concerns Some of the drawbacks to consider: - While the majority of units have 9' ceilings, I've seen a few units with 8' ceilings - Elevator wait times can be an issue at times - A consideration for future owners is the high tenant-to-owner ratio in the building, which is usually seen as a negative factor - The building has an issue with doorknobs sometimes breaking The Noir Residences remains a solid choice, especially for young working professionals.
